New rules for charging stations – a clear overview
According to new legislative rules, buildings with a larger number of parking spaces must meet requirements for the preparation or installation of charging stations for electric vehicles. These obligations differ depending on the type of building and the number of parking spaces.
Residential buildings
Preparation for every parking space: New residential buildings with more than 10 parking spaces must be equipped with cable ducts for all parking spaces. This will make it possible to equip each parking space with a separate station in the future.
Renovations: The preparation obligation also applies to completed buildings if significant changes are made to parking areas or electrical installations.
Non-residential buildings
At least one charging station: All non-residential buildings (hotels, offices or shopping centres) with more than 20 parking spaces must be equipped with at least one charging station upon completion.
Cable ducts for expansion: As with residential buildings, parking areas must be equipped with cable ducts for future expansion. In the case of non-residential buildings, it is sufficient to prepare cable ducts for every fifth parking space.
Exemptions for building owners
The new legislation anticipates that not all projects will be able to meet the requirements for installing charging stations without significant financial burden. Therefore, exceptions are directly embedded in the rules that may provide relief to some building owners.
If the costs of installing charging infrastructure during renovation would exceed 7% of the total renovation costs, the owner is not obliged to meet the requirements. The costs include not only those for the purchase and installation of the charging point, but also for modifications to the electrical distribution.
